Lovely Garden Rooms in centre of Rothbury

Part of a living breathing house but the only shared area is the entrance. The rest of the apartment is entirely yours and comprises a studio room complete with mini kitchen, dining area, large sofa and TV. The best feature of the flat is the enormous window that over looks the garden and wood. Complete with a luxurious shower room and WC plus a cosy bedroom complete with king-size memory foam mattress bed and internet-connected TV.

The space

Although separate from the main part of the house the apartment is part of a living, breathing family home. It comes with its fair share of associated noise e.g. showers, low level TV sounds, bickering kids and the occasional dog bark. The noise is pretty much what you'd expect from a normal family home but if you're looking for a completely silent retreat then this might not be for you. That said, we're not up partying all night so almost all noise will stop entirely between 10pm and 7am.

We're cordoned off the shared entrance (utility/boot room) so it's easy to see which bits you can use but we do have two friendly and enthusiastic dogs that you might encounter on their way back from a walk. Maybe not one if you're especially scared of dogs.

The flat is only accessible by stairs and we don't have any provision for disabled access. We ask that no outside footware is worn upstairs (there's a guest coat and shoe rack at the bottom of the stairs).

Other things to note

Please note: We've done everything to a very high standard but have still got a little work to complete building a garden wall (there may be builders onsite but are very friendly and shouldn't make much noise). Also the drive is yet to be tarmaced and is a little rough around the edges (we've knocked the prices down to make up for it). Aside from this everything else internally is fully finished and done to a standard that we're very pleased with. There is currently no curtain on the big window. This isn't too much of a problem as it would be a bit of a stretch to peer in from the nearby footpath....but maybe keep your pants on when you're in the kitchen...just to be safe.

Cancellations:

Free cancellation for 48 hours. After that, cancel up to 24 hours before check-in and get a full refund, minus the service fee.

House Rules:

  • Not suitable for children and infants
  • No smoking
  • No pets
  • No parties or events

You must also acknowledge

  • Pet(s) live on property - Two friendly dogs.
  • Amenity limitations - The driveway is yet to be fully resurfaced. It’s driveable but not pretty. There may be some final garden wall construction. Noise should be minimal.
  • Potential for noise - Normal family house noise from 7am - 10pm and occasional barking from dogs (sometimes early in the morning).
  • Must climb stairs - 15 steps.
  • Some spaces are shared - You will have a separate entrance which will lead in to a private lobby area (mostly, but not completely cordened off from the main utility/boot room)
  • Surveillance or recording devices on property - Various CCTV cameras outside the house and garage. Nothing inside.

Additional rules

Quiet hours 10pm-7am. Bedroom TV volume may need to be limited. No outdoor shoes upstairs.

Wonderful place! The big window is lovely and so relaxing to sit and look out onto the gardens/woodland. The apartment is finished to a really high standard, extremely clean and had everything we needed. We heard very little noise from the family, a very peaceful hideaway!
